Kevin Pitts
President
|
Kevin S. Pitts’ career in the real estate industry spans over 30 years. Prior to
co-founding Dolphin Partners Inc. in 1984, Mr. Pitts worked for such prestigious
firms as Angeles Corporation, Urban West Communities and RMB Realty. Since
inception, Dolphin Partners has been involved in the placement of equity and
debt in a broad range of product types; including, office, industrial, retail,
apartments, mobile home parks, residential subdivisions and raw land.
When the economic turmoil began in 2007, the company adjusted its strategies to
take advantage of substantial declines in asset values across most product
types. Dolphin’s most recent activity includes the acquisition of finished
residential lots and industrial land located primarily in the Southwest. These
residential properties are being held long term, for the eventual resale back to
the homebuilding industry.
Mr. Pitts holds a degree in Business from the University of Southern California
(1981). He is actively involved in charities and philanthropic organizations in
and around his community. A native of Southern California, Mr. Pitts resides
with his wife in Newport Beach, California.

John C. Kingsley
Senior Vice President
|
A long standing business relationship of both founders of Dolphin Partners since
1989, Mr. Kingsley formally joined the Company in January of 1999. Core
responsibilities include the general manager role on all company matters and its
professional staff, direct oversight of asset and property management operations
for all real estate owned, lease transactions, and construction/capital
improvement activity within the portfolio, and acquisition, disposition and
financing transaction support including negotiations, underwriting, purchase
entity structuring and related documentation.
Prior to joining Dolphin Partners, Mr. Kingsley was vice president and director
for an inter-city development company based in Los Angeles, California, focusing
mostly on industrial and retail property development and ownership of assets
within challenged Los Angeles County communities. Additional southern California
based professional experience includes senior positions with a significant
Resolution Trust Corporation contractor, Kenneth Leventhal & Company and the
accounting firm formerly known as Coopers & Lybrand. Mr. Kingsley obtained a
Bachelor of Science degree from San Diego State University and a Master of
Science degree from Colorado State University in Fort Collins, Colorado. He is a
native southern Californian and is a licensed Real Estate Broker.

Jeff Arlotti
Director of Asset Management & Acquisitions
|
Mr. Arlotti comes with over 25 years of commercial real estate experience including asset and property management, leasing, investment sales, lending, and development. Mr. Arlotti formally joined Dolphin Partners in July of 2017. He is responsible for asset and property management operations for the Dolphin portfolio, as well as financial reporting, budgeting, capital forecasting, oversight of all tenant and capital improvements, and evaluation of potential acquisitions. Prior to joining Dolphin Partners, Mr. Arlotti worked as a Vice President for Core Realty Holdings in Irvine, California, where he was responsible for all commercial asset management and property operations for the company. Mr. Arlotti received his bachelor’s degree from California State University, Fullerton and is a native southern Californian.

Frank X. Romagnano II
Director of Leasing

Mr. Romagnano has enjoyed a career in Commercial Real Estate for over 25 years
and formally joined Dolphin Partners in January of 2002. As the Director of
Leasing for the firm, he is primarily responsible for all leasing activities
relating to the entire company portfolio. These responsibilities include the
hiring and direct supervision of all Broker Teams throughout the portfolio, new
lease negotiations, renewal lease transactions and all contract paperwork.
Prior to joining Dolphin Partners, Mr. Romagnano has worked as a Senior Property
Manager/Leasing and Construction Manager for Davis Partners, The RREEF Funds and
McDonnell Douglas Realty Company. His broad background of development and
construction management experience compliments his leasing responsibilities and
he is considered a core member or the Dolphin Team. A native of Southern
California, he graduated with a Business Degree in Finance from Cal State
Fullerton, is a licensed Real Estate Broker and enjoys Mountain Biking in his
leisure time.

Michael Hyatt
Director of Engineering & Construction
|
Michael Hyatt joined the Dolphin Partners organization in January of 1995. As
Director of Engineering and Construction, Mr. Hyatt is responsible for the
oversight and or direct management of all construction and maintenance related
projects. This includes management of all phases of design and development of
construction plans and specifications, assisting management staff with the
development of annual operating and capital budgets, conducting comprehensive
physical inspections and due diligence of perspective acquisition properties, as
well as oversight of building maintenance engineers supporting the Dolphin
Partners portfolio.
Prior to joining Dolphin Partners, Mr. Hyatt was employed as a
construction manager within the facilities group of the Fluor Corporation in
Irvine California. He has a California C-20 Contractors License and Master
HVAC-R Technical Degree, and is a Certified Millwright.
